i hit mask and the rectangle becomes transparent… WHY!? how can i have that same sketch interaction/experience?! pls halp

You need to duplicate the rectangle: use one as mask, another one to display borders.

Yeah I’ll admit that masks can be a little confusing in Figma. I typically do what Gleb mentioned though by first duplicating and then using the top layer as the mask. 🙂
